Measuring furniture space in Singapore HDB living room

HDB & Condo Furniture Buying Guide

Most Singapore residents live in HDB flats, making space efficiency and access planning central to many furniture decisions. A product can fit the floor plan and still fail at the lift, corridor or final turning point. Use this guide before ordering a sofa, recliner, sofa bed, wall bed or other large furniture.

1

Measure the final position

  • Measure the available width, depth and height.
  • Allow space for skirting, curtains, sockets, switches, windows and doors.
  • Check the clearance needed to recline, open, rotate, fold or convert the product.
  • Mark the footprint on the floor with removable tape to understand circulation space.
  • Confirm the orientation of chaise units, corners, doors, desks, storage and wall-bed openings.
2

Measure the complete access route

Record the narrowest usable dimensions at every point from the vehicle unloading area to the room:

  • Building and unit entrances
  • Door openings after handles, frames and gates
  • Corridor width and ceiling height
  • Lift door, lift interior and lift load restrictions
  • Staircase width, landings and overhead clearance
  • Corners and turning points
  • Fixed cabinets, railings, lights and other obstacles

Ask for packed dimensions and whether the product arrives in separable modules. Do not assume that removable cushions or legs will make the item accessible.

3

Check building arrangements

Confirm any applicable HDB, condominium management, landlord or building requirements. These may include lift protection or booking, loading-bay access, approved delivery hours, contractor registration, parking, deposits or renovation restrictions.

Obtain any required permission before delivery or installation. Rules and charges differ by property and must be checked directly with the relevant party.

4

Prepare for installation

Installation-heavy products may require more than floor space. Share photos and details of the wall, floor, skirting, sockets, pipework, air-conditioning, ceiling, fixed furniture and surrounding structure. Keep the work area clear and identify any hidden services you know about.

A remote fit discussion or showroom consultation is not a professional structural assessment and cannot guarantee access or installation. A site assessment may be required for the individual product and premises.

5

Send a useful measurement pack

Before ordering, send the product link or model together with:

  • A floor plan or sketch with measurements
  • Photos of the room and intended position
  • Photos and measurements of doors, corridors, lift and corners
  • The floor number and whether stairs are involved
  • Building delivery or installation restrictions
  • Your preferred variant and configuration

Final product fit, access, delivery and installation arrangements are subject to the exact product information, site conditions and written confirmation.
