It's the last big purchase of your renovation. The floor plan is finalised, the interior designer has signed off, and the only thing standing between your living room and "done" is a sofa. You've spotted one online that looks perfect — right size, right colour, price that fits the budget. You click "add to cart"... and two months later you're wondering how to get a 2.2-metre sofa past the lift lobby, why the "genuine leather" is already creasing, and whether that sagging seat cushion is actually covered by the warranty.
Most sofa regrets in Singapore don't come from bad taste. They come from questions that never got asked — about materials, fit, mechanisms and after-sales — before the money changed hands.
This is your buying a sofa in Singapore checklist: the ten questions we hear buyers wish they'd asked, grouped into the four areas that matter most for HDB and condo living. Bring it to every showroom visit, ask each one out loud, and you'll end up with a sofa that fits, lasts, and comes with support you can actually reach.
Questions 1–3: Materials and Construction — Know What You're Sitting On
Every sofa is a sandwich: the cover you see, the frame underneath, and the cushioning in between. What's inside determines whether your sofa looks the same in year three as it did on day one.
1. What is the leather (or fabric) really made of?
The word "leather" covers a lot of ground. A full-grain hide, a split, a bonded mix and a polyurethane coating can all be marketed as a "leather sofa" — at very different prices, with very different lifespans. Ask for the exact material composition and where on the hide it comes from:
| Material | What it is | What to expect |
|---|---|---|
| Full-grain leather | Top layer of the hide, natural grain intact | Most durable; develops a natural patina with age |
| Top-grain leather | Top layer, lightly sanded for a uniform finish | Still durable, slightly thinner than full-grain |
| Split / bonded leather | Lower layers or shredded fibres bound with adhesive | More affordable; can peel or crack over time |
| PU / vegan leather | Polyurethane-coated fabric | Consistent look, easy care; not genuine leather |
In Singapore's humidity, also ask how the material breathes and how it should be cleaned. Genuine leather benefits from occasional conditioning, while some coated leathers can peel when left in direct afternoon sun — worth knowing before you position the sofa.
2. What's inside the frame?
A sofa's frame is its skeleton — and it's the part you can't see from the showroom floor. Ask what the frame is made of: kiln-dried hardwood is the benchmark for longevity, while some budget pieces use plywood or particle board that can flex and sag under daily use. Ask how the corners are joined — reinforced corner blocks and dowelled joints hold up far better than staples — whether the frame carries a weight rating, and crucially, whether it's covered by the warranty. A frame built to last is what separates a sofa you keep for a decade from one you replace in three years.
3. What foam density and suspension does it use?
The difference between a cushion that stays plump and one that develops a permanent dent is foam density, usually expressed in kilograms per cubic metre. Higher-density, high-resilience foam generally springs back better and lasts longer. Ask what's inside the seat cushions, whether there's a pocket-spring or sinuous-spring support layer underneath, and whether the cushion covers are removable and washable. Then do the honest test: sit down, lean back, and see how quickly the cushion recovers when you stand up.
Questions 4–6: Dimensions and Fit — Will It Work in Your HDB or Condo?
Singapore living rooms are measured in square metres, and a sofa that looks perfect in a spacious showroom can overwhelm a four-room HDB living room — or worse, fail to get in the door at all.
4. Will it fit through your lift, corridor and front door?
Before you fall in love with anything, measure the path it has to travel: your lift door opening, the corridor width, and every turn between the lift and your front door. Older blocks and tight corner lobbies are where sofas get stuck — and where delivery crews have to improvise. Ask for the sofa's packed dimensions, whether the backrest detaches for transport, and whether the retailer will check access before scheduling delivery. A sofa that fits the room but can't reach it is not a fit at all.
5. What are the exact dimensions — and how much space does it need when fully extended?
Get the full measurement in writing: width, depth and height, plus the extended footprint if it's a sofa bed or recliner. A pull-out sofa bed needs roughly double its seat depth of clear floor space when opened; a recliner needs clearance behind it to tilt back without scraping the wall. Sketch it onto your floor plan before you commit — including room to walk around the sofa and for the vacuum to reach underneath.
6. Is the seat depth and height right for your household?
Comfort is personal, but it follows a few rules of thumb: seat depth around 50–60 cm suits most adults, seat height around 40–45 cm makes standing up easy for older family members, and backrest height matters for neck support. If your household spans heights and ages, the person who sits the most should do the test-sitting — and it's worth asking whether firmness options are available.
Questions 7–8: Mechanisms — Recliners and Sofa Beds Built to Last
Recliners and sofa beds earn their keep in compact homes — one piece, two functions. But a mechanism is only as good as the steel it's made of and the support behind it.
7. How reliable is the mechanism, and how was it tested?
Ask what the mechanism is made of — a steel frame is the benchmark — whether it has been cycle-tested for repeated opening and closing, and what weight it's rated for. If it's a sofa bed, ask what the mattress is made of and how thick it is: a thin foam pad is a sleepover compromise, not a guest bed. And ask how the mechanism behaves on your floor type — some frames need rubber feet or a mat to protect laminate and parquet.
8. What does the warranty cover — and what happens if it fails?
Warranties sound reassuring until you need them. Ask precisely what's covered — frame, foam, mechanism, stitching, upholstery — and for how long each component is covered. Ask whether spare parts will still be available in a few years' time, and whether a claim means repair or replacement. Get the terms in writing and read the exclusions. The best mechanism warranty in the world is worthless if the company behind it has no local presence to honour it.
Questions 9–10: Delivery, Installation and After-Sales
A sofa is delivered once, but it's lived on every day. The questions below decide whether arrival day is exciting or stressful — and whether help is a phone call away when something needs attention later.
9. What's included in delivery and installation?
Ask for the full delivery picture: Is delivery free or charged? Is installation included, or is the sofa left in its box at the door? Will they carry it into the room, assemble it and take away the packaging? Is old-furniture disposal available? And what happens if the sofa can't get into your block on delivery day — are there redelivery fees? A retailer that checks your access beforehand and coordinates the whole journey — from showroom to living room — takes the stress out of the process entirely. 10. What does after-sales support actually look like?
This is the question too many buyers skip. Ask who you contact if something goes wrong — a local service team or an overseas email address — how quickly claims are typically handled, and whether spare parts are kept locally. Ask who to call for simple things like cleaning advice or a loose screw, and whether the retailer still stands behind the piece after the warranty runs out. In Singapore, a local showroom and a local team are the difference between a five-minute WhatsApp message and a three-week international email chain. Why Asking These Questions In Person Matters
Spec sheets and product descriptions can answer "what", but they can't answer "how does it feel". Leather that looks identical on a screen can differ dramatically in hand; a foam density figure tells you nothing about how a cushion supports your back; and a recliner that glides smoothly in a showroom might catch and jerk after a year of daily use. You can only test those things in person — which is why the single most important step in your buying a sofa in Singapore checklist is to visit a showroom and ask your questions face to face.
At our Ubi showroom, every question above has an answer you can verify firsthand: sit on the sofa, run your hand over the leather, open and close the mechanisms, and ask our team to show you what's inside the frame. Seeing — and sitting on — the actual piece is the fastest way to close the gap between what you imagine and what arrives. Plan your visit to our Ubi showroom and bring the checklist with you — most of our buyers leave with their questions answered and their shortlist confirmed in the same afternoon. From Our Showroom: What We Check Before a Sofa Earns Its Place
Our team hand-selects every sofa directly from Foshan's furniture district, and the questions above are the same ones we ask at the factory. We check the grain of the leather and the backing it's bonded to; we inspect the kiln-dried timber in the frame and how the corners are joined; we verify foam density and suspension against the factory's own spec sheets; and we cycle-test recliner and sofa-bed mechanisms before they're loaded for Singapore. Because we've seen the inside of the sofa before it ever reaches the showroom floor, we can show you what's under the cover — and we stand behind it with local delivery, installation and after-sales coordination, so the piece you buy today is supported long after it's home.
Your Sofa-Buying Checklist: Ask, Then Buy With Confidence
Here are all ten questions before buying a sofa in one place. Keep this handy on your next showroom visit:
| # | Question to ask | Why it matters |
|---|---|---|
| 1 | What is the leather or fabric made of? | Determines lifespan and how it ages in our climate |
| 2 | What's inside the frame? | A solid hardwood frame holds its shape for years |
| 3 | What foam density and suspension? | Higher density means cushions that don't sag |
| 4 | Will it fit the lift, corridor and door? | Avoids the delivery-day nightmare |
| 5 | Exact dimensions and extended footprint? | Confirms it suits your floor plan |
| 6 | Is the seat depth and height right for us? | Comfort for everyone who sits the most |
| 7 | How reliable is the mechanism? | Recliners and sofa beds must survive daily use |
| 8 | What does the warranty cover? | Know your protection before you need it |
| 9 | What's included in delivery and installation? | No surprise fees on the day |
| 10 | What does after-sales support look like? | Help is a local call away |
The sofa you keep for a decade isn't the most expensive one — it's the one whose materials, fit and support were checked before you bought it.
Start with the ten questions above, verify them in person at our Ubi showroom, and you'll buy with the confidence that comes from knowing exactly what you're getting — and exactly who's behind it. We'll have the answers ready.
